Disclaimer

Patrol Property is a UK property sourcing company. This page sets out the basis on which we provide information across our website and in our communications with sellers and investors. Please read it before acting on anything you find here.

Nature of our service

Patrol Property sources, packages, and introduces property opportunities. We work with homeowners looking to sell and with investors looking to buy, and we facilitate transactions across a network of vetted partners including investors, an auction partner, and recommended agents. We are not estate agents, mortgage brokers, financial advisors, tax advisors, or solicitors.

Not financial or legal advice

Nothing on this website constitutes financial, legal, tax, or investment advice. Information is provided for general guidance only. Before making any decision to buy, sell, invest in, or hold a property, you should take independent professional advice appropriate to your circumstances.

Information accuracy

We take reasonable care to ensure that information published on this website is accurate at the time of publication. Property details, comparable evidence, rental figures, refurbishment estimates, exit projections, timelines, and any other figures provided — whether on this website, in deal packs, or in verbal or written communication — are for guidance only and do not constitute a warranty or guarantee. Market conditions, property conditions, and third-party information can change without notice.

Investor responsibilities

All investors are expected to carry out their own due diligence on any property or opportunity presented. This includes but is not limited to verifying comparables, obtaining independent valuations, commissioning surveys, confirming rental figures, obtaining independent refurbishment quotes, and satisfying themselves as to legal title and planning position. Patrol Property does not guarantee returns, rental yields, capital growth, refurbishment costs, exit values, or any other financial outcome. Property investment carries risk, including the risk of capital loss.

Seller expectations

Where we work with sellers, any indicative figures, timelines, or route recommendations discussed at initial stages are provisional and subject to full assessment of the property and circumstances. Formal offers, fee structures, and terms are provided in writing before any commitment is required. Sellers are encouraged to take independent legal advice before entering into any agreement.

Fees and disclosures

Our fee arrangements vary depending on the route taken and are disclosed in writing before any party commits to a transaction. Where we receive referral fees from third parties — including auction houses — this is disclosed at the point the recommendation is made. We do not accept referral fees from the estate agents we recommend to sellers.

Third parties

Where we introduce sellers or investors to third parties — including auction houses, estate agents, solicitors, contractors, surveyors, or lenders — those parties operate independently. We take reasonable care in selecting the partners we work with, but we are not responsible for their acts, omissions, service quality, fees, or contractual terms. Any agreement entered into with a third party is between you and that party.

Compliance

Patrol Property is a member of The Property Redress Scheme (PRS), is registered with the Information Commissioner's Office (ICO), and operates in accordance with UK anti-money-laundering (AML) requirements. Compliance registrations and memberships can be independently verified via the PRS and ICO public registers.

Website content and external links

This website may contain links to third-party websites. We do not control and are not responsible for the content, accuracy, or availability of external sites. Inclusion of a link does not constitute endorsement.

Limitation of liability

To the fullest extent permitted by law, Patrol Property, its directors, employees, and partners accept no liability for any loss or damage — direct, indirect, consequential, or otherwise — arising from reliance on information provided on this website, in deal packs, or in the course of our discussions, other than liability which cannot be limited or excluded under applicable UK law.
